Services & Licensing Overview

This disclosure describes Coralstone Property Services’ role in providing renovation consulting, project management, and owner representation services, including coordination of contractors, budgeting, design planning, and project oversight. It explains the types of services we may perform directly and the services that are completed by properly licensed contractors as required by Florida law.

By using our services, You acknowledge that Coralstone Property Services may act as Your project manager and owner representative and that services are provided in accordance with applicable Florida licensing requirements, including Chapter 489, Florida Statutes.

Coralstone Property Services provides renovation consulting, project management, owner representation, and design coordination services for residential property owners. Our role is to assist property owners in planning, organizing, budgeting, and coordinating renovation and improvement projects through established vendor relationships and experienced service providers.

Coralstone Property Services acts as a personal project representative and agent for property owners during renovation and improvement projects. As part of this role, we assist property owners with project planning, scope development, budgeting, scheduling, material selection, vendor coordination, and general project oversight. We utilize our experience in managing residential renovation projects to help property owners organize and complete improvements efficiently.

As an owner representative and project manager, Coralstone Property Services may assist with project planning from start to finish, including conceptual design coordination, budgeting, material sourcing, vendor recommendations, scheduling coordination, and communication between property owners and service providers. We may assist in evaluating project costs, developing renovation budgets, and coordinating multiple service providers on behalf of the property owner.

Coralstone Property Services may collect payment directly for project management services and for maintenance or cosmetic services that do not require contractor licensure under Florida law. Funds collected for project management and permitted services may include payments for scheduling coordination, vendor coordination, project oversight, material sourcing, and other administrative project services.

Coralstone Property Services may directly perform or subcontract certain maintenance, exterior, cosmetic, and non-structural improvement services that do not require contractor licensure under Florida law. These services may include interior and exterior painting, pressure washing, minor repairs, exterior maintenance, fixture replacement, trim work, flooring installation, cabinet replacement or refinishing, hardware installation, drywall patching and finishing, landscaping-related improvements, and similar cosmetic or maintenance work that does not require permits or contractor licensure.

Cosmetic kitchen and bathroom improvements may include non-structural and non-permitted work such as cabinet replacement or refinishing, countertop replacement where permitted, flooring installation, painting, fixture replacement, trim installation, hardware installation, and similar improvements that do not require structural modifications or contractor licensure under Florida law.

Coralstone Property Services may utilize independent vendors, subcontractors, and licensed contractors in the completion of renovation and improvement projects. We maintain working relationships with licensed and insured contractors and service providers and may coordinate their services on behalf of property owners.

All work requiring contractor licensure under Chapter 489, Florida Statutes, including but not limited to structural work, electrical work, plumbing work, mechanical work, roofing work, permit-required work, or work requiring specialized contractor licensure, is performed by properly licensed and insured contractors as required by Florida law.

Where required by Florida law, property owners may contract directly with properly licensed contractors for regulated construction services. Coralstone Property Services may assist in coordinating such services as part of our project management and owner representation role.

Coralstone Property Services provides renovation consulting and project coordination services and does not hold itself out as a licensed contractor. Coralstone Property Services does not perform work requiring contractor licensure except through properly licensed contractors or licensed entities as required by Florida law.

Coralstone Property Services may assist property owners in developing renovation scopes, evaluating improvement options, coordinating construction schedules, reviewing contractor proposals, and monitoring project progress as part of our project management and owner representation services.

Our services are intended to assist property owners with organizing and managing renovation projects and improving residential properties through structured planning and coordinated service providers.

Coralstone Property Services may act as an owner’s representative and project manager during renovation projects and may coordinate multiple service providers in order to assist property owners in completing improvement projects in an organized and efficient manner.

Coralstone Property Services may provide ongoing project support, including scheduling coordination, vendor coordination, budgeting assistance, and project planning services as requested by the property owner.

All services are provided subject to applicable Florida licensing requirements and applicable laws governing contractor licensure.

Services are provided in accordance with Chapter 489, Florida Statutes, and other applicable Florida licensing laws.
